Park Rules

We want all of our guests to feel right at home when they stay at Sunset Point RV Park. To maintain a clean, relaxing, safe, and secure environment for everyone, the following rules were established with a “Good Neighbor Policy” in mind. Since every contingency cannot be covered in one set of rules, we reserve the right to update and/or amend these rules as needed. If you have any questions about anything, please ask management first

 

Arrivals & Departures

 

1 - Office Hours are 8 AM- 5:00 PM Monday thru Friday

Check In Time 2:OO PM - Check Out Time 11:00 AM

2 - Registration and payment are due immediately via booking online. We accept the following payment

method on-site: Cash, Visa, Discover, and MasterCard.

3 - As part of the registration process, we require guests to provide a copy of a valid driver’s license. For

guests staying longer than 30 days additional information and approval may be required.

For after hours check in, if you did not make a reservation in advance, please book a site via our park

web site.

4 - If you are staying on a monthly basis, payment is due on the same date as your arrival. A $10 per day

late fee will be added if full payment is not received by the 2nd day past your due date. We do offer

residents the option of scheduled automatic payments. If your reservation is complete before a full

month is up you will pay a prorated amount.

5 - All RVs must be completely self-contained, well-kept, and in good condition. Any RVs 12 years and older

must be approved by the park management

 

Park Rates/Occupancy

 

1 - Rates include 4 person occupancy including guests and two vehicles per site.

2 - If you are staying on a monthly basis, payment is due on the same date as your arrival. A $10 per day

late fee will be added if full payment is not received by the 2nd day past your due date. We do offer

residents the option of scheduled automatic payments.

3 - The use of electricity, water, sewer, laundry and fiber WIFI are included in daily, weekly, and monthly rates.

 

Cancellation and Refunds

 

1 - Short Term Refund Policy

Applies to stays less than 28 days

Full refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in,

full refund for cancellations made within 48 hours of booking and at least 14 days before checking-in.

After that, 75% refund up to 7 days before check-in. 50% refund after that.

 

2 - Long Term Refund Policy

Applies to stays 28 days or longer

Full refund up to 30 days before check-in. After that, the first 30 days of the stay are non-refundable.

 

3 - There are no refunds or prorating if management terminates your stay for failure to follow park

rules.

 

Parking and Vehicles

 

1 - There is a two-vehicle limit on each site in addition to your RV. No utility trailers allowed at site. All utility

trailers, work equipment or extra vehicles over two, may be parked in our  overflow storage area at the current rate.

It is your responsibility to move it in and out of storage

2 - Parking is allowed in designated parking areas only. Parking in vacant RV sites will result in being

charged the daily rate and/or vehicle being towed. Parking on the grass or in the street may result in a

fine and/or towing.

​

3 - Vehicles shall not protrude from RV site into the flow of traffic.

​

4 - All vehicles including RV must have current registration, inspection and license plate.

​

5 - All vehicles must be in operational condition free of and Fluid Leaks.

​

6 - Mechanical repairs, whether to vehicle or RV, are not allowed on site unless approved by site manager.

​

7 - Absolutely No washing RV's or Personal Vehicles as we have a well water systems and Run off will go into our pond harming the wildlife. There are Several Carwashes Available on HWY 90.

​

8 - NO ATV’s or Dirt bikes allowed.

​

9 - Golf carts must be operated by licensed drivers only and parked in approves assigned parking areas.

​

10 - Sunset Point Rv Park and Storage shall not be held liable for personal injuries or property damage

caused or permitted by guests and visitors.

 

Rig and/or Site Appearance

 

YOU SHALL NOT ASSIGN OR SUBLET YOUR SITE

​

1 - In order to maintain a pleasant environment for all guests, it is your responsibility to keep the site you are

assigned to neat, clean and presentable. Structures on your assigned site are not allowed (i.e., decks,

outbuildings, dog fence/run, exercise equipment, appliances, tents, clothes lines etc.). 5th wheel front-

end covers are encouraged in order to store items out of sight. No storage containers are allowed on site,

unless they are under the rig and maintained and in neat appearance. No personal items should be left in

grass areas in order to allow lawn to be maintained for you.

2 - Sewer connections are mandatory at all times. It is mandatory that your sewer and/or gray water hose be

kept in an accordion off the ground with a sewer connection (sewer collar/donut) attached to prevent

sewer gases from escaping. Black tank must be closed at all times, unless dumping. Sewer flush

systems cannot, be continuously hooked up. DO NOT flush baby wipes, adult wipes, Q-tips, condoms,

or hygiene products down any toilet. If your raw sewage spills onto the ground, you will be charged a

cleanup service fee of at least $75 and have no more than 24 hours to correct the problem. After 24

hours, the park will correct the problem and bill you, including labor charges.

3 - We reserve the right to refuse or terminate service based on site appearance and/or condition at any

time.

​

4 - Proper leveling blocks are to be used to level rig. .

​

5 - Small personal charcoal or gas grills are allowed on sites with continuous adult supervision.

​

6 - Be sure to close awnings and put away chairs etc when leaving for more than 24 hrs as a storm could

arise.

​

7 - No skirting, A/C window units or Y connections are allowed

​

8 - All cords, cables and hoses should be bundled. No light duty extension cords allowed.

​

9 - No swimming pools or trampolines are allowed on your site.

​

Pet/Animal Rules

 

1 - Regardless of breed, if your dog shows aggression toward people or other pets, your reservation may be

canceled.

2 - No more than 2 small dogs with a combined weight of 50# are allowed or one medium sized dog

weighing 50# or less.

3 - All pets/animals are to be on a leash in owner’s hand at all times while outside the rig. Please do not

have children walk your pet/animal. Pets are prohibited from being tied or fenced outside or unattended.

4 - Portable dog fences are prohibited.

5 - Pets are allowed off-leash at our fenced-in dog park. Do not leave them unattended.

6 - Please clean up after your pet/animal while walking grounds or in dog park. Bags are available at no

cost at our dog waste stations. A $20 Fee will apply if you do not clean up after your pet.

7 - Cats are not allowed inside the RV Park.

8 - Frequent barking will result in you being asked to leave.

9 - Do not leave pet food outside your RV.

10 - Pets are not allowed inside buildings, lounge, laundry room or outdoor covered patios.

11 - All pets must have up-to-date vaccines and shot records. (Please be able to provide upon request.)

12 - Failure to follow pet rules will result in eviction without a refund.

General Park Rules

 

1 - Keeping a clean park is important to everyone, please do your part to keep your site neat and tidy and

leave common areas as clean as you found them.

2 - Quiet hours are from 10:00 pm – 8:00 am. All children under 18 must be at their site during these hours.

3 - All outside radios and tv’s must be off. Please keep noise down as to not disturb others.

4 - Speed Limit is 10 mph and will be strictly enforced.

5 - Children under 18 must have a parent or guardian over 21 with them while in the park at all times.

6 - NO SMOKING in Laundry Room, Office or Park Restrooms. First offense will be a warning, second

offence will result in a fine and third offense will result in eviction. All cigarette butts must be disposed of

properly. Do not thump butts on the ground or put them in trash cans.

7 - Laundry and restroom hours are 24/7 but please do not leave ay items unattended.

8 - Using any type of hair dye in our restrooms will result in a $100.00 fine.

9 - Trash should be securely bagged & deposited in the dumpster provided on the property. Please break

down all boxes before disposing. No oil, grease, paint, tires, batteries, furniture, junk or explosives are

allowed in dumpster.

10 - Discharging or displaying firearms, paintballs, B-Bs, pellets, air guns, slingshots, fireworks or any other

type of weapons is prohibited.

11 - Camp fires are allowed in designated areas in approved fire pits only.

12 - Guests will be held liable for any damage to buildings, grounds, lots, or water/electric meters if damage is

due to their or their guest’s/visitor’s/children’s negligence.

13 - Offensive activity, excessive noise, abusive language, interference with other guests, disturbing the

peace and willful or careless destruction of property in any manner will not be tolerated. If law

enforcement is called for a disturbance at your site for any reason, you will be required to vacate the park

immediately without any refunds for unused nights.

14 - All guests and visitors agree to use the facilities at their own risk. No lifeguards or security are on duty.

15 - No swimming in pond at any time. Catch and release fishing is only allowed from fishing pier at the rear

of the office building. Guests and visitors agree that neither Management nor Owners will be held

responsible for fire, theft, vandalism, natural happenings, injury, accidents, or losses from any cause for

any personal property.

 

Site Security

 

1 - The Safety and Security of our guests are important to us. Our RV park is equipped with security

Lighting & cameras to ensure a secure environment for everyone.

2 - Your Credit Card Information is Stored and Processed Securely

 

Weather Preparedness

 

In the event a Tropical Storm, Major Flood Event or Hurricane threatens our area, your safety will be our number one concern. You should prepare by securing all your personal property items and be ready to vacate the RV Park premises. If an evacuation order is issued or recommended by our local government officials, we will require that you comply by exiting the Park with your RV and all belongings, and all utility services will be temporarily terminated. In such an event Sunset Point RV Park will not be responsible for damage or loss to your RV or other personal property. Sunset Point RV Park reserves the right to hold you responsible for damages caused to Park property by your RV or personal property if you fail to remove them in a timely manner. Working together we can all stay safe!

 

Final Notes

​

1 - Profane, abusive, or threatening language, behavior, and/or actions directed at personnel or guests or that could adversely affect the enjoyment of others at our park are prohibited.

2 - Soliciting is not permitted on park grounds.

3 - Damage to Sunset Point RV Park property, including facilities, utilities, landscaping, vehicles, streetlights, or signage, is strictly prohibited. Guests will be held responsible for the repair of any damage.

4 - Sunset Point RV Park assumes no responsibility for fire, theft, vandalism, natural happenings, injury, accidents, or losses from any cause for any personal property.

5 - Park management reserves the right to refuse service to anyone.

 

ACCORDING TO TEXAS PENAL CODE SECTION 31:04 (B), any guest who leaves without paying for site services or who refuses to pay for site services when due is subject to criminal prosecution. We provide service hook-ups for your RV. We require full payment in advance and will prosecute any violations under the “THEFT OF SERVICES LAW”.
